![]() | About UsI own a group of residential lots in an ocean front subdivision in Belize that I am selling. All the lots are within 1000 feet of the ocean! The subdivision is located on a 700 acre peninsula that holds the Cerros Mayan ruins in the Corozal District of Belize. It is also with 20 minutes of the Mexican city of Chetumal, only a 4 hour drive from Cozumel, and a 5 hour drive from Cancun! The lots are currently untouched except for the dirt roads that lead to and through the subdivision. The lots still have an overgrowth of natural trees and brush. The land in between the ocean front and 66 feet away from the ocean front is called "Queen's Land" and is dedicated by government law and can't be purchase or owned by anyone. This land is already cleared and ready to have sand added to create a beach! This is our first order of business once we compile enough money in homeowners association fees. The beach will be available to everyone that is a member of the homeowners association in the subdivision. PricingThe lots are available for purchase via OWNER FINANCING with a down payment of ONLY $500 US and $100 US per month! This down payment will go towards the $10,000 US purchase price for the lot and the rest of the owner financing will be paid off at 10% interest. If you want to buy it outright, you can drop the price by 20% down to $8,000 US! Email me if you are interested in purchasing or if you have any questions. |
LAND DESCRIPTION
This
land in this subdivision is completely raw and untouched besides the marl roads through the subdivision. The lots still have an overgrowth of natural trees and brush.
BUILDING A HOME
The land is fairly low lying since it is on a peninsula and close to the ocean so it can get fairly muddy during the rainy season. There are a couple of solutions that locals use to solve this problem. One way is to have your home built on stilts which also helps the home to get a nice breeze off of the ocean at the same time. Another solution is to have the entire lot covered with a local gravel that is used in road building called limestone marl. This will make the lot stable for building and keep everything high and dry. On another note, the local Mennonite community build prefabricated homes that can be placed onto a piece of land very easily. Much of the other local labor also works very cheaply and can build you a villa, adobe style home, or concrete house at a very low cost.
UTILITIES
Currently, the best way to get utilities on the Cerros Peninsula is the same way that many people in the area do. The options include solar power for electricity, cisterns and wells and reverse osmosis filter systems for water, septic tanks for sewage, satellite dishes for cable and internet, and cell phones or a program such as MagicJack or Skype used through an internet connection for phone service. There may be some local utility companies making their way to the Cerros Peninsula in the future but it is unknown when or if that will happen. If you are interested in exploring these utility options further, contact me and I can give you a few links to websites with more information.
